The economy is growing: In Dominican Republic since 2013, one of the growing economies in the Caribbean
and Latin America, has been growing its GDP by an average of 6.14%. Economic growth is expected to
continue given its policies that encourage foreign investment and the development of international trade
relations with China.
There is growth in tourism: As agreed in the Annual Report of Tourism Organizations (UNWTO), Dominican
Republic was the 7th most visited country in the Americas in 2017, which is almost at 6.2 million people. This
reminds the Caribbean tourism market that we surpassed popular island destinations such as Jamaica,
Puerto Rico and Cuba.
What sets the DR apart from other Caribbean destinations is that it receives visitors from North America,
South America and Europe with direct flights from all three continents.
There are financing policies for foreigners: It is possible for resident and non-resident foreigners to have
financing for a condominium or a simple family home.
Banks can offer between 50% and 70% LTV financing for up to 25 years at interest rates of 9% to 14%.
Financing can be provided in Dominican pesos or US dollars.
This works to your advantage in two ways.
On the one hand, if you need to, you can finance the purchase of your property. On the other hand, if you
decide to exit your investment and resell, the potential buyer, whether a Dominican or U.S. citizen, could
close the deal with a local bank.
In other words, the foreign financing option offers more liquidity in terms of your real estate investment.
There are good real estate prices: DR real estate prices are a fraction of what you could pay, compared to
prices in the Cayman Islands.
For example: We have one-bedroom units in our “Paseo Playa Coral” project in Punta Cana, starting at only
US$189,000, just 80 meters from the best beaches in the world.
Our “Coral Village” project, also in Punta Cana located further inland, but just minutes from the beach, we
have units starting at only US$119,000.
You would be paying twice as much for two such products in similar locations in the Cayman Islands.
